What is my house worth?
There are three very different values for every house in New Zealand:
If you'd like to add one more to the mix, a Comparative Market Analysis (CMA) value.
A CMA is done by a Licensed Real Estate Agent who base the value of your property on what has recently sold in the area and is currently for sale in the area. The data we use is constantly updated and very accurate.
Our Agents are 'market-experienced' and confident in finding the mid-point value of your property that dictates where the property market is currently at,
so you can make an informed decision (guided by our Agents) on the price your property could sell for in the market.
If your property is unique, then your Agent will discuss other selling options available, that may be better suited to getting you the best possible price.
The only reliable and cost-effective way to find out what your property is worth, within any given market, is to have an Agent visit you and do an appraisal.
- Capital Value - a value set by your local council for land rates
- Market Value - what your property is worth within the current market
- Registered Value - a value set by a Registered Valuer, usually for use by a bank or a lending institution
